Nonprofit Program Overview

CCLT provides deep subsidy for households below 80% MFI. Prices typically range from $120,000 - $150,000. CCLT provides the benefits of homeownership to families priced out of the market. In exchange for purchasing a home at a reduced price, owners will sell their home to another income-qualified buyer at a reduced price. A free one-hour orientation held at the CCLT office on the 1st Thursday and 3rd Wednesday of each month. CCLT staff provides an overview of the Homeownership program and other programs offered through the organization.

Admission requirements:

Household income must not exceed 80% of area median income adjusted for family size. Some funding requires First Time Homebuyer (no property ownership in past 3 years). Must have decent credit, a steady source of income, and not be debt burdened. Typical CCLT buyer earns approximately $30,000/year, with less than 10% of income going to debt payments. The assistance amount is $40,000 - $125,000/buyer. CCLT develops all types of properties for its program, including new construction, older homes, condos and single family.
